How to navigate your HOA guidelines so you can get a new roof quickly and easily.
If you live in a suburb or community, chances are you will need the Homeowners Association (HOA) to approve your new roof. Your HOA aims to enhance and preserve your community's property value, and often enforces standards and guidelines that are appearance oriented.
Any repairs done to your property will need to adhere to the uniform appearance of all properties in the association area. So, it is important before you install your gorgeous new roof that you gain the approval of the HOA.
Here are some tips for working with your HOA to get your roof approved:
- CC&R's (covenants, conditions and restrictions) – Be sure to read the rules and regulations related to property restrictions. You were mostly likely given these at the time you closed on your home. This should give you an idea of what is acceptable and what isn’t in your community. Sometimes these are called the Architectural Restrictions. If you don’t have them currently, ask your HOA Board President for a copy.
- Property management company – Check with your neighborhood's property management company to see what the proper procedure is for getting your roofing project approved. Be sure to ask the – who, what, where and when's! Find the forms you need to fill out and get an idea of the approval process timeline.
- Materials – Some HOAs restrict the use of different roofing materials in a community. Find out exactly which roofing materials– such as asphalt, composite, metal or other types– are permitted and approved for your community.
- Colors – Colors are huge for HOAs. Make sure the color you want for your house has the potential to be approved. Ask your HOA for guidance on color selection based on their experience and HOA restrictions. Their answer will give you more insight on how to have your reroofing proposal accepted.
