Q: What are the top three things homeowners should ask a roofer about when looking for a replacement roof?

A:

  1. You’ll want to find out what kind of experience and qualifications the roofing contractor has with the product they’re proposing. Get addresses of similar projects they’ve done and references for the owners so you can check them out.
  2. Next, ask how the proposed replacement product will function compared with the roof you already have so you understand the differences.
  3. Finally, determine what is the expected maintenance required for the new roof, and ask if the company offers any maintenance services. Knowing how to properly care for your new roof will help prolong its lifespan. And having the option for professional maintenance can be beneficial in ensuring its longevity.

Q: Why should homeowners seriously consider composite roofing when looking for a roof?

A: There are many reasons. Composite roofs require less long term maintenance and the lifespan on the roof is long. These roofs have strong fire and impact ratings, so homeowner insurance premiums are often lower. Put all these benefits together and the resale value on homes with these roofs is strong, which appeal to buyers.

Q: What are your best “homeowner survival tips” for getting through a roofing installation? 

A:  

  1. If possible, hire a top-tier contractor and plan not to be on-site during the tear-off/dry in of the project. If you are staying on-site, know that it will be noisy and busy from 7:30 a.m. – 6:30 p.m., five to six days a week through completion.
  2. Expect the site to look like a construction project; but, also expect it to be clean once complete.
  3. Make sure pets are on leash while the project is going on (or better yet, kenneled away from home).
  4. Schedule any new landscaping for after the project is complete. And, expect a small amount of damage regardless of how careful the contractor is.

Q: If there’s storm damage involved to a roof, what tips do you have for a homeowner working with an insurance adjuster?

A: Make sure to hire an experience roofing contractor who understands how to work with insurance companies. These projects always need a smart negotiator who is detailed and organized. A good roofing contractor will do most of the work with the insurance adjusters and ensures a “like-for-like’ roof is re-installed. You can also request an upgraded roof at this time, and the difference in cost will be out-of-pocket to you.
