It is vital to keep the roof of your commercial facility in premier shape because of its importance. A roof protects your business and operations from all the harsh elements. Performing consistent roof maintenance ensures that a roof remains watertight. It also prevents several problems that can go unnoticed and develop into seriously damaging issues. Water stains, leaks and musty odor 

It may be tempting to overlook minor ceiling stains or leaks when they aren't actively disrupting your business. However, as rainwater seeps through these vulnerabilities, they expand, leading to extensive damage and decay. Moreover, the presence of outside pollutants, bacteria and mold growth can create hazardous working conditions for your staff and harm your equipment and inventory.  

Standing water on the roof 

Effective drainage is vital for your facility's roof health and performance. If you spot standing water, it may indicate a need for repairs or cleaning to ensure proper drainage.  

Flashing condition 

The flashing around roof projections like vents or HVAC units can serve as entry points for rainwater if not properly sealed. Regularly inspect these areas to ensure they are well-sealed and in good condition. 

Signs of damage 

Keep an eye out for visible damage such as cracks, blisters, punctures or tears in the roof membrane. Addressing these issues early on can prevent them from escalating into costly repairs. 

Loose sections or blow-off 

After a high wind event, sections of your roof membrane may become compromised due to "wind uplift." Missing or loose sections expose the rest of the roof to further damage. Address these issues promptly to prevent additional damage. 

Missing, damaged or wet insulation 

Damaged insulation can impact energy efficiency and overall roof performance. Additionally, moisture buildup can create ideal conditions for mold or fungi growth. 

Safety hazards 

Eliminate potential safety hazards like debris, unsecured equipment or slippery conditions to ensure the safety of anyone accessing the roof and those below. 

Unwanted vegetation growth 

Wind-blown debris and soil can lead to vegetation growth on the roof surface, potentially damaging the roof membrane. Dry vegetation may also pose a fire hazard. 

Skylight integrity 

Regularly inspect skylights, including seals, frames and flashings, to prevent water leaks. Consider installing skylight covers for added safety. 

Roof perimeter and edge details 

Assess the condition of roof perimeter and edge details to prevent water intrusion and potential damage.
