Knowing the ins and outs of the process for reroofing a home will help you figure out what you need to think about with your project. Whatever type of construction you might be doing, there are lots of aspects of the job that can affect the cost. Something to make allowances for is the tear-off of your roof. You should also be aware of added cost for labor, scheduling and materials, and make sure that these are covered in your estimate.
If you have a new construction project, tear off won't be an added cost because everything is being laid down for the first time. This means there is nothing to tear off or throw away. However, make sure you ask about any extras that could bump up your costs, like decking, nails, etc. A key thing to remember is to always ask if the estimate includes all materials and labor.
Other key items consider:
HOA and city rules – Know the roofing materials and colors that your HOA and/or city allows. Also, you will want to know if you need a building permit – waiting on a building permit on the day that the job starts doesn't make anyone happy.
Material – Be prepared with the type of durable roofing materials that you're interested in using. Have you seen samples? Do you like it? Have you seen it on a roof?
Roofer estimates – Three names of roofers to call – you definitely want to get at least three bids for your roofing project.
Roofer references – Again, three is the magic number. Call and visit three jobs that your bidding roofers have completed. Ask the homeowners how they feel about the work of the roofing team.
Roofing pitch – Roofers can figure this out, but it's nice to know the pitch of your roof when you call to set up an appointment for an estimate.
Weather and timing – Depending on where you live, there might be limitations as to when a roofing product can be installed. For example, some roofing products cannot be installed in cold weather. So, while a roofer might be inclined to work in colder weather, the roofing product might not be up for the task.
Visit the manufacturer’s website – You should be very comfortable with the materials that go on your roof. Visit the website for the manufacturer to learn as much as you can about your roofing shingles.
Safety first – Make certain to ask potential roofers about their insurance coverage for their crew and for your home in case an unexpected situation occurs.
Warranties – Ask your potential roofer what warranty is available for the product being installed on your roof. Then ask what warranty they offer on labor for the installation of the product.
