Flat roofs are increasingly favored for their practicality and sleek design, but they require a specialized approach to ensure long-term success. As Kyle explains, “Ground space is limited. So putting the units up on a roof is not only a way to save space on the ground, but it's also a way to secure your HVAC systems, chillers and so on.” He highlighted how flat roofs offer an efficient solution for large-span buildings like Amazon warehouses, where pitched roofs would be both impractical and costly. “Can you imagine if you put a pitch on one of those? It would look pretty silly,” Kyle added.
While the benefits of flat roofs are clear, they come with unique maintenance needs. One of the most significant concerns is the impact of foot traffic and equipment installations, which can lead to wear and tear over time. According to Kyle, HVAC units, grease stacks and lightning rods can all contribute to damage if not managed properly. He noted, “Maintaining that drainage, a positive drainage and a positive drainage is anything that flashes off within 48 hours. So if it’s still on the roof after that, in dry conditions and premium dry conditions, then it can constitute ponding water.” With regular maintenance and proactive care, flat roofs can deliver lasting performance, protecting both the property and its value while minimizing future repair costs.
