But with so many materials on the market, how do you pick one that not only looks great but also stands the test of time? From the classic appeal of slate and clay to the modern efficiency of metal and solar options, the right choice could mean decades of peace of mind — or costly replacements sooner than expected. Materials commonly used for roofing

When exposed to normal weather conditions, most roofing materials are supposed to have a lifespan of at least several decades. Still, different products have different life expectancies.   • Asphalt shingles: The most popular roof type in the US, usually last around 20 years. However, with premium products, the number can be even higher. Some asphalt shingle roofs last up to 50 years.
  • Wood shingles: This roofing has a shorter lifespan of around 30 years. However, if you live in a place with mild weather conditions, you can probably have it even longer.
  • Metal: There is a reason metal roofing has become increasingly popular over these last few years. As The International Association of Certified Home Inspectors notes, metal roofing will last you between 40 to 80 years.  
  • Slate, clay or concrete tiles: If you’re wondering what type of roof lasts the longest, here is your answer – these products have a lifespan of 100 years or more. That’s right – these roofing materials might even outlive you!

Let’s dive in a bit deeper to learn more about the different roofing products.

Slate and concrete materials

Regarding the most durable roofing, it’s hard to surpass slate and concrete. The NAHB predicts that slate could last homeowners even 150+ years, which is why it’s an excellent choice for those planning to stay in their home for generations.  

However, the material also has some drawbacks. Most importantly, it comes at a premium price. Since it is solid stone, it is much heavier than other options on the market. Therefore, you’ll have to calculate additional costs for strong support.

Metal roofing

The next best option is metal roofs. Not only are they valued for their durability but also for low maintenance. So, if you want a roof that demands almost no upkeep, this is your answer! Metal roofing has several types, but copper is certainly the most popular choice. Like slate, metal roofing can be expensive, but the high costs pay off due to its durability.

Tile roofing

If you’re looking for a type of roof that will live a long life but won’t break the bank, tile roofing is an excellent choice. One of the biggest benefits of clay tiles is that they can withstand extreme weather conditions, such as hail and wind. Plus, they keep your home cool, even when it’s scorching hot outside!

Asphalt shingles

As you walk around your neighborhood, the majority of roofs you see are probably made of asphalt shingles. According to a report by The Freedonia Group, this material accounts for most residential roofing demand (81% of the market).  

That’s not a surprise – asphalt shingles have an attractive price that the other materials can’t offer. While the roofing has a shorter lifespan than other products, it is still quite durable and can sometimes last up to 20 years.

What about emerging materials?

The market is constantly evolving and new materials are emerging, like solar shingles and synthetic roofing. These have many advantages, especially when it comes to energy efficiency.
