Prevent small issues from turning into costly repairs

AAR Expert Brittany Wimbish says that by scheduling regular inspections and addressing key maintenance tasks, businesses can extend the life of their commercial roofs.

Commercial roofs are significant investments that protect your business, employees and assets. Here in the Pacific Northwest, where rain tends to be a constant companion and moss and algae can feel like a second layer of roofing, commercial roofs can take a beating. We recommend inspecting commercial roofs at least twice a year, typically in the spring and fall, and especially after storms. These inspections help identify and address damage caused by harsh winter weather or the summer heat. Additionally, inspections should occur after major weather events, such as heavy rain, hailstorms or strong winds, to check for immediate damage.  

Routine maintenance is essential to prevent small issues from turning into costly repairs. Here are the top tasks to ensure your roof remains in excellent condition: 

  1. Clear debris: Remove leaves, branches and other debris from the roof surface, drains and gutters to prevent water pooling and drainage issues.
  2. Inspect flashing and seals: Check for cracks, gaps or wear in flashing around vents, chimneys and skylights. Proper seals are vital to prevent leaks. 
  3. Examine roof membrane: Inspect the roof’s membrane for punctures, tears or blisters, which can compromise waterproofing. Small issues can turn into big problems fast. 
  4. Check drainage systems: In the PNW, ponding water is common but dangerous. Make sure drains, scuppers and gutters function properly to avoid standing water that can lead to structural damage. 
  5. Address ponding water: Look for areas where water pools and resolve them to prevent leaks and material degradation.
  6. Monitor vegetation growth: Remove moss, algae or other vegetation that can degrade roofing materials over time.
